I'd like to thank everyone for such a quick response for my desperate request for a structural engineer this morning.  Just as I thought all my work was going to waste and we were losing a deal, I sent this desperate request to you.

I had so much response and referrals early this morning by several of you and am completely taken back!

With Joe's quick phone calls (he was the first this morning) he was able to help me get his contractor out there in record time today, for a fraction of a cost, contractor spoke to my client, gave him a good quote, all is well and we have a happy buyer and didn't lose my escrow!!!!

 Thank you again everyone. I have saved a few names for future reference too!

Rick comes to us with 4 years in the real estate industry and works primarily in the residential resale field. Rick says that as a lifelong business man finding the ideal home for his family and now others is a wonderful way to fulfill the dream of homeownership for many. Sue is a dedicated, personal service oriented real estate agent with nearly six years of experience. Her focus is on satisfied home owners who will eagerly refer her to their friends and relatives to assist them in their home purchase. Her interpersonal communication skills learned from a more than twenty year career as a professional dental hygienist benefits her relationship-building style of real estate client representation. Rob Saxe, the creator/owner of Sacramento Real Estate Views. Has been in the real estate industry for 7.5 years specializing in residential, residential investment, spent a year working for a large new home builder, Pulte Homes, Inc., and is now working in, but not limited to, the REO/bank owned segment of the Placer/Sacramento real estate market and fine homes in south Placer County with SellState Realty First in Rocklin, Ca.

Rob was born and raised in Northern California and his family has a history in Sacramento real estate since the 1950’s. His experience extends from flying helicopters for the US Army and working as a PGA certified golf professional.

His hobbies are reading, golf, outdoor sports, fishing and personal development.

Rob lives in the south Placer County city of Rocklin with His wife Andra and son Ryan who is 4 1/2. He also has a daughter, Sarah, who lives in Henderson, Nevada.

Its Time To Help Home Owners.

Where have all the foreclosures gone?  Why have they not hit the street yet? You can drive any neighborhood and see vacant homes that have been foreclosed on and they are just sitting there. Some call this shadow inventory.  What are the lenders waiting on?  One of the main reasons I have heard, is that banks do not want to flood the market and drive prices down. What will happen when they finally do release this inventory?  Why foreclose if you are not going to market the property?  Why let the home sit  vacant?  We have seen vandalism and squatting and as more homes sit vacant, the result will be more loss.  A house sitting vacant will lose more value than a house with owners still in it.  It seems to me that when you add depreciation to a home that is being vandalized or squatted, it will add up to more than just depreciation alone.  Even if the depreciation is industry induced.

 

 

Release the homes you have already foreclosed on, you will have to release them at some time in the future anyway, let the market take care of itself.  People have already been hurt by values decreasing.  Don’t set a false bottom and let people who have just bought homes see their equity disappear also?  Work with homeowners to stay in their homes.  Even if it is just until you can sell the home, work with them, you will have a better taken care of product. Foreclosure with vacant inventory should be the last resort.  A loan modification or an approved short sale process will make the system run smoother and less money will be lost.

You are right on. But if the banks were smart and listened to the consumer we would likely not in this mess....

They are taking our tax dollars AND taking advantage of us... go figure!

Owner Beware

I was reading an article about IndyMacs Mortgage struggles.  The article was about how the bank which is now OneWest Bank, is trying to keep up with the enormous amount of loan modifications it has been deluged with.  It was interesting and said a little about the state of affairs that all banks are in right now. With Loan modification requests reaching historic highs, the banks are treading in new territory. As I said, it was an interesting article and then I clicked on the video.  http://bit.ly/4DU2Mq I thought the video would be about loan mods and I was shocked while I watched it.

 

It seems that banks are sending out the notices of default and the notices of sales, but then not doing anything. The bank can minimize the amount of loses it takes by not going through with the foreclosure.  If the home owner moves out, he is still on the hook until the bank actually takes the property back.  People are walking away from their homes in the belief that they have to, and then getting bills for back taxes, water and even fines for owning a rundown property.  It seems the banks are picking and choosing which house they actually foreclose on.  I have not seen or heard of an instance here in California where this has happened, but it does not mean it has not.  Be on the safe side, tell your family, friends or clients their best interest is to stay in the home until a representative from the bank knocks on their door and asks them when they can move.  Or better yet, send them this and have them watch the video.

 

We have not been here before.  Yes in the 32 years I have spent in the industry, I have seen corrections in the market.  I have never seen anything ever to this magnitude.  Just like any other correction though, we can work through it.  It may take longer, but we can work through it.

Double Your Hits on Listings

What is a simple and quick way to improve activity on your current listings?  Some agents like to price their listings at say, $99,999 or $299,900.  The thought process is to get my listing below $100,000 or $300,000 or $450,000 you get the point.  You may be doing this and may think that this is a more aggressive way to price your listings.  What if I told you that this has an actual ill effect on your listings?

 

Let’s use $299,900 as the example.  A potential buyer looking to spend between $250,000 and $300,000 searches the internet and your listing shows up in their search.  Unfortunately your listing will be at the top of the price scale and the chances of it being shown in most cases are slim to none.  Take now the buyer looking to spend $300,000+.  This is an ideal buyer for your listing but with the listing listed at $299,900, it will never show up on the search.  The ideal buyer will completely miss your listing.

 

Let’s recap.  By having your listing listed at $300,000 instead of $299,900, you can double the amount of searches that your listing is shown in as it will appear in both searches.  The activity on the listing will also increase as the listing will be viewed by the appropriate buyer.  A very simple and effective way to help you sell more houses.
